Critical Repair Program


Critical Repair is a part of a Habitat initiative to preserve and rehabilitate communities. It helps qualified homeowners by repairing homes to make them safe, dry and accessible. We offer home repair services to homeowners so they can continue to live in safe, decent homes for years to come.


Repairs may include:


  •    Accessibility improvements
  •    Carpentry
  •    Roof repairs or replacement
  •    Storm windows and doors
  •    Mechanical systems (plumbing, electrical, HVAC, furnace)

How does home preservation work?

  • Families partner with Habitat based on income, need and willingness to partner.
  • We may use volunteer labor and donated materials to keep costs low.
  • An affordable loan is made to the homeowner to cover the cost of the work. Payments are placed in a revolving fund to help Home Preservation serve others in need.

Critical Repair Qualifications

This homeowners who live in neighborhoods in Calhoun and Cleburne counties. In order to be eligible for the program, you need to be the homeowner and reside in the property, with a household income below 80% of the current Area Median Income. Additionally, there could be restrictions on certain liquid assets like bank accounts, but the value of your home will not affect your eligibility.


The best way to find out if the program is a good fit for your situation is to apply. This gives us the most accurate picture of your unique needs and helps us to determine if you are eligible.


Approved applicants/co-applicants will meet the following requirements:


  • Must own and have lived in the home for at least one consecutive year
  • Have no more than a $1000 in collections
  • Have a debt-to-income ratio of 10% or less
  • Not currently be in bankruptcy/have been discharged no less than 2 years prior to date of application submission
  • Not currently have a mortgage or be in foreclosure
  • Roof must be at least 15 years old and demonstrate a need for replacement based on inspection
  • Your home cannot be larger than 1500sq ft 
  • Your home cannot be mobile, manufactured, or modular
  • Meet income requirements
  • Have U.S. citizenship or permanent, legal residency
  • Maintain homeowner’s insurance and property tax payments
  • Complete required sweat equity hours
  • Be present during the repair
  • If you are pre-approved, be able to pay a non-refundable application fee as the applicant/co-applicant
What does the application process look like?

Step 1: Submit Application
We will confirm that we have received your application.


Step 2: Application will be reviewed
The waiting time before an application is reviewed depends on current volume of applications for the program. If you are preapproved, we will contact you and ask you to provide a
copy of the following:

  • 2023 tax returns including Form 1040 (for all household members 19 years or older)
  • Last two pay stubs (for all household members 19 years or older)
  • Copy of benefits statements other than pay stubs (SS, SSI, SSDI, TANF, VA, Pension, etc.)
  • Last three months of ALL bank statements (checking, savings, prepaid/government paid statements)
  • Property tax bills
  • Photo IDs
  • Social Security cards for all household members
  • Certificate of Title
  • Proof of occupancy(for example, a utility bill)
  • Homeowner’s insurance policy


Step 3: Documents are reviewed and site visit is scheduled

Once your documents are reviewed and if it seems like the program could be a good fit for you, a qualified roofer will conduct a site visit. This is a visit to your home, so that we can learn about your home's needs and determine if your home is eligible for roof replacement. If approved, once an eligible Scope of Work is agreed upon and documentation is signed, the project will be scheduled and completed.
